Letting Process

Stage Description
1. Register By web, phone or in person. Contact us to register.
2. Property Search Via our online rental search and expert letting staff, who can drive you to viewings.
3. Reserve Property Fill out our Administration Form, pay the Administration fee and we reserve your new home and take it off the market. The fee is £140.00. A further £65.00 is required for the second and any subsequent applicants. Therefore the total fee required for two people to take tenancy of a property is a total of £205.00.

The credit checking and referencing procedure usually takes approximately 24 hours and is carried out by a specialist company on our behalf.

Guarantors
If an applicant is on full or part housing benefit then a guarantor must be checked and referenced at the outset. No charge is made for the first guarantor. A further £65.00 is required for the second and any subsequent guarantors.
4. Sign Tenancy Agreement We arrange a date for you to sign the Tenancy Agreement and pay your 1st month's rent & deposit.
5. Pay 1st Month's rent deposit and inventory cost Most people do these steps together. The first month's rent deposit and inventory charge are payable at least 5 days in advance, by credit card or banker's draft in sterling.

The deposit is 1½ month's rent. Thereafter, the rent is collected by Standing Order from a UK bank account.
6. Check-in and Start to Enjoy your home Your property manager 'checks you in' to your new home, explaining all the appliances and talking through your inventory, which you must check and sign.

The Inventory is important: it is the agreed statement of:
a) what is in your property,
b) what condition everything is in.
7. Offer to extend Before your tenancy finishes, we ask if you wish to extend your tenancy.
8. The Check-Out At the Check-Out your property manager goes through the Inventory to check everything is in good order - we ask that each property is left as found.

We send details of your Check-Out two weeks in advance. We can organise cleaners if needed - 65% of tenants now use this service.
9. Deposit Refund If there are no damages to your property and we are in receipt of final utility bills we refund the deposit within 14 days.
