The process continues with marketing and property presentation:
- Immediate listing on our website and Rightmove with photographs
- Circulating details to all companies and organisations on our extensive database
- Simultaneous listing with our associated letting group
- Local advertising
- Weekly in-office review meetings about progress with letting your property
- Ongoing organisation and supervision of property preparation work; e.g. cutting extra keys
- You advise us of your mortgagee’s consent to let (see Terms of Business, Clause 1). We handle the administration thereafter.
- Identification and interviewing of prospective tenants
- Viewings accompanied by our staff
And then the setting up of the tenancy:
- Negotiation of all tenancy details on your behalf
- Obtaining references, including credit checks if necessary
- Tenancy Agreement preparation and execution
- Collect and hold the tenant’s deposit against damages
- Inventory preparation / updating
- Handing over the keys and instructions to tenant
- Assisting with arrangements for the annual gas safety check and ensuring that a current Gas Safety Certificate is left in the property
- Assisting with arrangements for Electrical Safety Check
- Administering or supplying you with a Notice requiring possession to comply with Shorthold legislation
- Finalising your account at month end
- Priority re-listing of your property if the tenant does not extend the tenancy
- Final inventory check
- Refund tenant’s deposit in accordance with agreed apportionment
